WEDDING NIGHT STAYS AND OTHER VISITORS: If you are you booking a stay for your wedding, please be advised that our guest rooms, common areas and grounds are for our REGISTERED GUESTS only. Booking a reservation for a stay does not entitle a bride or groom's family and friends to use any guest room or any part of the Inn or grounds for bridal party wedding preparations and photographs without the Innkeeper's approval. Such use will incur the appropriate fees. These occasions are best accommodated via our Hosted House Rental. While we understand that our grounds and home are the perfect setting for your photographs, we do not allow outside photographers or group/family/graduation/wedding/etc. photographs without prior permission of the Innkeeper, and only if no guests are staying at the Inn. A $100/hour fee for use of the grounds will be charged and payable at the end of the session.

GROUP CANCELLATION POLICY: Because The Amber House has only 4 guest suites, reservation of 2 or more rooms for the same night(s) will require a 50% non refundable deposit at the time of the reservation and the balance due at check-in. If the reservation is cancelled with at least 30 days notice, there will be no additional charges. If the cancellation is made with 29 days or less notice, the entire balance due for the stay will be charged.

STANDARD CANCELLATION POLICY: When a guest room is reserved you agree to accept financial responsibility for room charges and we agree to provide the suite and all related services. We thereafter decline any other requests for the room. Unlike hotels, we do not overbook. 

When a reservation is cancelled/rescheduled at least 10 (ten) days in advance of the scheduled arrival date, there are TWO options: (1) a refund of the deposit less a 10% handling charge will be given, or (2) you may opt for a credit in the amount of the deposit to be used for a future stay within one year of issuance.

When a reservation is cancelled 9 (nine) days or less in advance of the scheduled arrival date, the party will be charged for the entire cost of the reserved night(s). 
When a reservation is rescheduled 9 (nine) days or less in advance of the scheduled arrival date, the party will be charged for the entire cost of the reserved night(s), and a new reservation will be initiated.

Your reservation is confirmed upon receipt of a deposit equal to one night's suite rate including applicable taxes and fees charged to a valid credit card.

We accept MasterCard, Visa, Discover, and cash.

Check-in is between 3:00 and 6:00 p.m.

Check-out is by 11:00 a.m.

Suite rates are per night for one or two people and include multi-course, gourmet breakfast, complimentary beverages and snacks.

Some high season, holiday or special event weekends may require a 2 night stay.

We do not have facilities for pets.

Our accommodations do not meet the needs of children under 14.

The Amber House is a totally non-smoking bed and breakfast. Smoking is not permitted either inside,  on the porch or balconies.  An automatic $150.00 cleaning charge will be assessed if any signs of smoking are found in the guest’s suite.

No candles or open flames are permitted. Flameless candles are provided in each suite.

Cancellation requests are always confirmed by the innkeeper via e-mail or phone.

DAMAGE POLICY: All registered guests are financially responsible for any property damages and will be charged for repair or replacement costs if damages occur. The credit card is on file will be charged accordingly and you will be supplied with details of the repairs or replacement required. 

For everyone’s safety and convenience only registered guests are permitted inside The Amber House.
